Reduce the Cost of Selling Your Home: If you are going to purchase a New Home in the Greater San Antonio Area and need to sell your existing home, our New Home Buyer Move-Up Program may be exactly what you are looking for.
If you use our services to list your home for sale in the local Multiple Listing Service and allow us to represent you on the purchase of your next home, we will save you thousands of dollars. Here is how it works:
Listing Your Existing Home: We will list your home for sale in the Multiple Listing Service for the standard commission of 6%. This represents a 3% commission for the Listing agent and a 3% commission for the Buyer’s agent. Note: Real Estate commissions are separate from closing costs and escrow fees. When your home sells, as the Listing agents, we will receive a commission of 3% of the sales price and the Buyer’s agent will receive a commission of 3% of the sales price. Should we find a buyer for your home and our company represents both you, the seller as the Listing agent and the buyer as Buyer’s agent, we will earn the full 6% commission.
Purchase of your next home. As your agents, we will earn a commission on the purchase of your next home.
The Rebate Process: Once both the sale of your existing home and the purchase of you new home are closed and funded, we will rebate you either the full 3% commission we earned as the Listing agents in the sale of your existing home or the commission we earned as the Buyer’s agent on the purchase of your new home, whichever is less, minus a one-time $500 transaction fee.
Example: Your existing home sells for $150,000. We will earn a 3% commission or $4,500 as the Listing agent.
You purchase another home for $200,000 and we earn a 3% commission as your Buyer’s agent. We will earn a commission of $6,000.
After both homes are sold, closed and funded, we will write you a rebate check for $4,000 which represents the full 3% commission we earned from the sale of your existing home, because that is less than the commission from the purchase of your new home, less the $500 one-time transaction fee.
Rebate Expiration Date: In the event that one of the transactions, (either the sale of your existing home or the purchase of your new home) is not closed and funded within 180 days from the closing and funding of the other transaction, the Rebate will expire.
